Buying or selling a home in Austria is often more stressful for foreign buyers than it needs to be.

Not because it’s impossible, but because the system works differently, the language can be a barrier, and you often don’t know if you’re following the right path.

It started with a simple discovery

When Erik Zwart moved to Austria in 2020, he quickly noticed that the real estate market worked differently from the Netherlands.

He found his first rental home through a local website and immediately ran into issues that many foreigners recognize: unclear communication, little explanation, and a market that seemed mainly focused on locals.

Through other expats, he kept hearing the same stories. People wanted to buy a home in Austria but felt they weren’t taken seriously or got stuck in the system.

That was the moment the idea arose: there has to be a better way.

A conscious choice for international buyers

Austria has a regulated real estate profession. To work as an agent here, you must complete an official training and be registered with the state.

Erik decided to take this training with one goal: to help foreign buyers in their own language, with clear explanations and without detours.

After his training, he worked for a significant period at a high-end Austrian real estate agency. During that time, he built a large network across the country and saw firsthand how the local market really works.

With that experience and network, the estate agent Austria was born.

Between two worlds

The Austrian real estate market is highly local. Agents mostly operate within their own networks and usually communicate in German. This makes it difficult for foreign buyers to get proper access to what’s really for sale.

Because the estate agent Austria focuses entirely on international clients, collaboration becomes possible. Local agents are happy to work with us because we handle communication, explanations, and guidance for foreign buyers. They don’t need to speak English or any other language themselves.

This creates a bridge between two worlds:
