  • Can an EU citizen simply buy a house in Austria?

    Yes, EU citizens are free to buy property in Austria. Some special plots or agricultural land may still have restrictions, but ordinary houses and apartments can be purchased without an additional permit.

  • How long does the buying process take?

    On average, 2–3 months. However, it can take longer if agreed upon in the purchase contract or due to more complex legal procedures.

  • Is a real estate agent mandatory?

    Not always legally required, but most homes in Austria cannot be purchased without a real estate agent. They assist with the search process, negotiations, and legal procedures.

  • Can I buy a property as an investment?

    Yes, many buyers purchase properties as an investment or for vacation rental. Always check with the real estate agent what is permitted for the property you want to buy – tourist rentals are not allowed everywhere.

  • Are energy certificates mandatory?

    Yes, since 2021 all properties must have an energy performance certificate (Energieausweis). This shows the energy consumption and sustainability of the house.

  • What is a Zweitwohnsitz?

    A Zweitwohnsitz is an official second home. You may use it privately, but renting it out is often restricted or prohibited. Municipal taxes are often higher than for a Hauptwohnsitz (primary residence).

  • What is a Freizeitwohnsitz?

    A Freizeitwohnsitz is a property that may be used entirely for recreational purposes.

  • Am I allowed to simply take over a guesthouse/pension?

    You can buy a guesthouse, but in many cases you need a Gewerbeberechtigung (professional or business license) to operate it. Read our blog for more information.

  • Am I allowed to rent out any property for tourist purposes in Austria?

    No, you cannot rent out every property for tourist purposes in Austria.
    Tourist rentals are strictly regulated and depend entirely on local zoning plans, municipal regulations, and the type of property designation.

    Yes, when selling a property in Austria, you often have to pay Immobilienertragsteuer (ImmoESt) – the Austrian form of capital gains tax on real estate.
